Hi Everyone! I recently moved to Denver, CO for graduate school and I'm considering buying my first ever home by the last quarter of this year and renting out a spare bed+bath to help offset the mortgage. Since it's a PhD program, I do plan on living in the area for 5+ years and the idea is that if I do end up moving somewhere else at some point after 5+ years, we would be able to use the property as a rental property. Finance-wise, my parents were able to make some modest money with some investments in silicon valley and they are willing to cosign and also pay for a down payment up to $175, 000 (this was actually their idea to begin with). I was also able to save ~$75k to my name from working/investments in the past few years. I have a car payment that I'll finish paying off by September. My monthly costs (gas, groceries, car insurance, phone, internet, subscriptions) budget at $500/mo The only issue now is that now because I'm a graduate student, my income is at $31k/yr... So a few questions: Does this plan sound decent in the long term?
